The full experience

From signing up to filing taxes,
with AI in every single step.

The first three steps take about ten minutes. The other five are the year that follows. Mozart, Luna and Iris work inside all eight, and none of it is an add-on: there are no per-task AI fees on any plan, and every draft waits for your approval.

  1. 01
The rental cycle, start to finish

    Create the account

    about 1 min

An email and a password. No card on Basic, and no plan hides behind a sales call.

    • Email, Google or Microsoft sign-in
    • Two-factor and single sign-on included
AIMozart, Luna and Iris are switched on from the first sign-in. Nothing to enable, nothing metered.
  2. 02
    Set up the property

    Add your first property

    about 2 min

Type the address. Rentari fills in the rest before you have finished reading the form.

    • Public property record pulled automatically
    • Parcel data and square footage
    • A rent estimate for the unit
    • Units, not just buildings, so a duplex is two
AIThe AI reads the address, pulls the public record and parcel data, and puts a rent on it.
  3. 03
    Your records, read in

Bring your data, or invite the tenant you have

    about 7 min

Moving in from somewhere else is a wizard you run yourself, not a ticket you wait on.

    • Import from Buildium, AppFolio or DoorLoop
    • Or a plain spreadsheet, mapped column by column
    • Properties, units, tenants and leases together
    • Or skip it and invite an existing tenant directly
AIThe importer is AI-assisted: it reads your leases and spreadsheets and extracts the records, then shows you what it found before anything is saved.
  4. 04
    Market the vacancy

List the unit and answer every lead

    ongoing

The AI writes the listing and prices it, then every channel lands in one inbox.

    • AI listing copy and a rent suggestion
    • Paste-ready copy for the major networks, on one checklist
    • Chat, email and SMS in a single pipeline
    • Listing Protection flags cloned copies of your ad
AIIris drafts a reply to every prospect, grounded in your listing. You send it, or let Autopilot answer the routine ones.
  5. 05
    Review the application

    Screen the applicant

    minutes

A decision you can defend, with the reason codes attached to it.

    • Credit and background history
    • Pay stub fraud checks and photo ID
    • Household and co-signer screening
    • FCRA adverse-action letters drafted for you
AIThe report comes back with an AI summary and a single trust score, and the decline letter is drafted for you if you decline.
  6. 06
    Complete the lease

Draft the lease and get it signed

    about 2 min

Answer a few questions and the lease builds itself, then gets checked before it goes out.

    • 50-state templates, plus your own clauses
    • Compliance check on every lease and addendum
    • E-signature with no per-envelope fee
    • State law watch, with the update drafted for approval
AIThe AI builds the lease from your answers, then audits it against state law, cites the statute and names the fix before it goes out.
  7. 07
    Track the rent

Collect the rent, month after month

    automatic

Autopay runs the cycle. You only hear about it when something needs you.

    • ACH or card, with $0 Rentari markup
    • Reminders, late fees and catch-up plans
    • Move-in and move-out statements
    • Deposits held the way your state requires
AIMozart drafts the reminder, the late notice and the catch-up plan, and never moves money without your typed confirmation.
  8. 08
    Resolve the repair

Repairs and the books, on their own

    automatic

Tickets triage themselves and the ledger keeps itself, so tax time is an export.

    • AI triage names the trade, urgency and cost range
    • 24/7 tenant line, vendor quotes, 1099s collected
    • Income and expenses categorised as they land
    • One-click Schedule E and QuickBooks export
AIAI triage reads the photo and names the trade, Luna answers the tenant at 2 a.m. from their signed lease, and the ledger categorises itself.

Prefer it done for you? On Concierge a named specialist runs the migration, sets up the account and trains your team, and that is included free on Scale.

The cost of waiting

A whole year of Rentari is $120.
One empty month costs a month’s rent.

Up to ten units, billed once a year. That is the entire software bill for twelve months, against a single vacancy you did not fill fast enough. The work below is what closes that gap.

80%

of maintenance tickets triaged before you look up

The AI reads the photo, names the trade and the urgency, puts a cost range on it and lines up a vendor. You approve the spend.

Under 1 min

to send an application and screening

50 to 70% faster than assembling it by hand, and the adverse-action letter is drafted for you if you decline.

~5 hrs

a week handed back by autopay alone

Rent, reminders, late fees and catch-up plans run themselves. That is before the books, the leases or the inbox.

These describe what the product does on your behalf, measured in Rentari, not a customer survey.

Landlord voices

What it is actually like to run a small portfolio on this.

Landlords with three to eight units, in their own words.

Rentari drafts the listing, screens the applicants, and lines up the reminders. I just review and tap approve. Nothing goes out until I say so.
Daniel K.6 units · Chicago, IL
I left software that charged me for every lease and add-on. Now it is ten dollars flat, everything included, and rent still shows up on time.
Mei L.3 units · Seattle, WA
A tenant reported a leak late at night. By morning Rentari had the triage done and a vendor ready, waiting on my okay to send.
Marcus E.8 units · Atlanta, GA
I run four units from my phone between school runs. It prepares the work; I make the calls that matter. That is the part I actually wanted.
Rosa D.4 units · Austin, TX

How we price

Four commitments we put in writing.

No setup fees.

Migrating in from another platform? We don't charge implementation fees, ever.

No long contracts.

Monthly is monthly. Annual is annual. Cancel from the dashboard, not by emailing a sales rep.

Transparent line items.

Every charge on your invoice is broken down by unit. We don't bury features behind hidden tiers.

Pause anytime.

Selling units off-season? Pause your subscription instead of losing your data and history.

Setting it up

Three things to connect. Everything else is already on.

One of the three is required, and only if you want to collect rent through Rentari. The other two are conveniences you can add whenever. Nothing here costs extra: there are no connector fees and no integration tier.

You connect these

Three, and you can stop after the first.

Your bank account, through Stripe

Required to collect rent

Turns on ACH and card rent, autopay, deposits, late fees and vendor payouts. Rentari adds no markup: the bank fee is split with your tenant and your card share never goes above $5.

A few minutes, once

Your calendar, Google or Microsoft

Optional

Showings write into the calendar you already live in, and your existing events block those slots, so a prospect cannot book you while you are somewhere else.

One sign-in

Smart locks, thermostats and sensors

Optional

If you already own them, they attach to the unit they belong to, so codes and readings sit next to the lease rather than in a separate app.

Per device

Already on, nothing to connect

Working from the moment you sign in.

Listings go out, leads come back

Publishing puts the unit live on your Rentari page. For Zillow and Apartments.com the AI-written copy is paste-ready and one checklist tracks where each unit is posted, and every reply lands in the same pipeline as your web chat, email and SMS.

Screening, paid by the applicant

Credit and background history through Checkr, returned with a summary and the FCRA reason codes behind it. You are not billed for it.

Books your accountant can open

Income and expenses categorise themselves as they land, and one click produces a review-ready Schedule E or a QuickBooks export.

Your old platform's data

The migration wizard imports properties, units, tenants and leases from Buildium, AppFolio, DoorLoop or a plain spreadsheet. You run it yourself, on any paid plan.

An API, if you want one

A keyed developer API and outbound webhooks, for the rare portfolio that wants to build something on top. Most never touch it.

Pricing FAQ

The questions everybody asks.

One rentable space. A single-family home is one unit. A duplex is two units. A 12-unit building is twelve units. Vacant units that are listed and ready to rent count too. Units off the market for renovation longer than 30 days can be paused.

No. Migrating in from another platform is free, our team helps you import data without charge. Subscription is month-to-month or annual and can be cancelled anytime from your dashboard.

Yes, anytime, from the dashboard. Pausing keeps your data and history intact while reducing your bill to $0 for the months you're paused. You can re-activate later without losing prior records.

Major credit and debit cards via Stripe Checkout. ACH bank transfer is available on annual plans. We never store your card on our servers.

Adding units charges a prorated amount for the rest of the billing period. Removing units credits your next invoice. There are no penalty fees in either direction.

Concierge is a service, not a plan, so you do not switch to it: you keep your Prime subscription and add it. If you'd rather have a person handle migration, training, custom integrations, or a faster SLA, it is quoted rather than bought at checkout, typically starting at $200/month plus one-time onboarding. Drop us a note to scope it.

Partly because we don't pay for G2 Leader badges (starting $2,999/year) or bid on Capterra's sponsored placement ($500/month floor). That's real budget other platforms spend chasing rankings; we put it into the product and support instead. See how those rankings actually work.

Yes, and you do not have to wait for us. The migration wizard in your dashboard imports properties, units, tenants and leases from Buildium, AppFolio, DoorLoop or a plain spreadsheet, and it is free on every paid plan. On Concierge a named specialist runs the migration for you instead, which is included at no charge on Scale.

Your listing goes live on your Rentari page instantly, and for Zillow and Apartments.com the copy is paste-ready with one checklist tracking where each unit is posted (automated network feeds are in the works). Leads come back into one pipeline. Showings sync both ways with Google Calendar or Microsoft. Rent, deposits and vendor payouts run through Stripe. Screening is Checkr. Your books export to QuickBooks and to a review-ready Schedule E. Smart locks, thermostats and leak sensors sit in one hub, and there is a keyed developer API with webhooks if you want to build on top. No connector fees and no integration tier: all of it is in the plan price.
