Set the grace period once, and price the fee the way your lease writes it: a flat dollar amount, a percent of the monthly rent, or a percent of the rent still unpaid. It then applies itself against the lease automatically, at most one fee per lease per month, held under your state's statutory limit and under an optional cap on the total late fees that lease can charge across its whole term. When a tenant falls behind, the AI drafts a fair catch-up plan that splits the balance over time, and you approve it before anything goes out.
