She asks, rather than takes a message

An answering service writes down what the tenant said. Luna works out what is wrong. She asks the questions a good property manager would ask, in whatever order the conversation actually goes, and she keeps going until she knows enough to raise a useful ticket.

  • Follows the conversation instead of reading a script at the caller
  • Talks the tenant through the safe, obvious first step where there is one
  • You get the diagnosis, not a name and a number to ring back
Incoming call, 3:14am
There is water coming through the kitchen ceiling
Is it dripping or is it running? And can you get to the stopcock?
Running. I found the stopcock, it is off now
Good. That stops the damage. I am raising this as urgent now.

An emergency is not left to the AI

This is the part we would want you to check on any product that answers your tenants' calls. The 911 and 988 steer does not go through the language model. It is a separate, deterministic scan of what the caller said, sitting in front of the model, and it fires whether or not the AI is having a good day.

  • Runs before the AI, so a timeout or an outage cannot swallow it
  • Cannot be talked out of it, because it is not a prompt
  • Gas, fire, carbon monoxide and personal-safety wording all steer out of the flow
Order of checks on every call

2. The AI conversationOnly reached if step 1 is clear Then

You wake up to a decision, not a mystery

The call becomes an ordinary maintenance ticket: what happened, which unit, how urgent, and the transcript underneath it. You approve it in the morning like anything else, or you do not, and either way nobody was dispatched to your property while you slept.

  • Same ticket, same queue and same approval as a request typed into the portal
  • The transcript stays attached, so you can read exactly what was said
  • Set your own hours: the line can answer round the clock or only out of hours

What it is not

It is a maintenance line. It is not a general switchboard, and it will not pretend to answer questions about a lease, a rent balance or a viewing. We would rather tell you the edge of the feature than let you discover it from an annoyed tenant.

  • Repairs and maintenance, not leasing, rent queries or general enquiries
  • It never commits you to a cost or a time slot on the call
  • You can turn the line off entirely from one screen, whenever you want
