Getting started

What is Rentari.ai?
Rentari.ai is all-in-one, AI-driven property management software for landlords and property managers of all sizes. It drafts listings, screens applicants, prepares leases, tracks rent, and triages maintenance. The AI proposes every action, and you choose how far it goes with three pilot modes: Co-pilot, where you approve each move, plus Mixed and Autopilot. The pay-or-quit notice, a renewal offer that changes the rent, a cosigner bill, and the move-out deposit letter always wait for your approval.
Can I try it before I pay?
Yes. You can open the live demo to walk through a fully seeded dashboard with no signup, then start your own account when you are ready. Get started here.
Do I need to install anything?
No. Rentari.ai is web-based and runs in any modern browser on desktop, tablet, or phone. There is nothing to download or install.
What size portfolio is it for?
Any size. There are three paid tiers, Rentari, Portfolio and Scale, and all three are self-serve at every portfolio size with no unit cap and no quote wall. Above 50 units you move to Scale and pay per door, and Concierge onboarding is included at that size. Talk to us if you would rather we ran the migration for you.

Pricing and billing

How much does it cost?
Pricing starts from $120 a year for up to 10 units, then $279 a year up to 50, and $8 per unit a year above that. See the pricing page for the exact total at your unit count.
Can I cancel anytime?
Yes. There are no long-term contracts. You can change your unit count or cancel from your billing settings whenever you like.
Are there per-transaction fees?
Your subscription is the flat monthly cost for the software. Some optional services, such as tenant screening and online rent payment processing, carry their own fees, which are shown before you or your tenant confirm.

Tenant screening

What checks are included?
Screening can include background, credit, and income or identity verification. The reports are FCRA-compliant and require applicant consent.
How fast are results?
Many checks return within minutes once the applicant submits consent and details. Some reports take longer depending on the data sources involved, and you see the status the whole way through.
Who pays for screening?
You choose. You can pay for screening yourself or pass the cost to the applicant during the application flow. The fee is shown before anyone confirms.

Leases and compliance

Do you offer leases for my state?
Yes. Rentari.ai prepares leases with clauses tailored to all 50 states. The AI drafts the lease and you review and approve every term before it goes out.
Can tenants e-sign?
Yes. Leases are sent for secure electronic signature, so your tenants can sign online and you get the completed, signed document back automatically.
Can I use my own lease?
Yes. You can upload and send your own lease document for e-signature, or start from a Rentari.ai state-specific draft and edit it to fit your terms.

Rent collection

How do tenants pay?
Tenants link a bank account or card and can pay online, including setting up ACH or card autopay so rent is collected on schedule each month.
When do I get paid?
Once a tenant payment clears, the funds are deposited to your linked bank account. Standard bank transfer times apply, and you can track every payment and payout in the accounting feed.
Can I set late fees?
Yes. You set the grace period and the late fee amount, and Rentari.ai helps keep the fee within your state caps. The AI proposes the charge and you approve it.

Maintenance

How do maintenance requests work?
Tenants submit maintenance requests with photos and details. The AI triages each request, suggests next steps, and keeps everyone updated, while you stay in control of what gets actioned.
Do you dispatch vendors?
The AI proposes a vendor and a plan for the job, then waits for your approval. Nothing is dispatched until you tap approve, so you decide who does the work and when.

Security and support

Is my data secure?
Yes. Your data is encrypted in transit and at rest, and sensitive documents are stored in a secure vault. See the security page for the full details on how we protect your information.
How are listings verified before they go live?
Anyone can publish a listing on Rentari.ai for free, with no ID check and no card. Verification is what earns a badge rather than what unlocks the listing: we verify the landlord's identity with a government-ID check (through Stripe Identity), and we confirm they own or are authorized to manage the property by matching public property records or by reviewing ownership documents. That ownership step is optional for companies and for landlords managing on an owner's behalf, because the deed will not be in their personal name. Listings that clear it show a Verified badge, and renters can filter to verified listings only.
I own through an LLC or manage on an owner's behalf. How do I verify?
When public records do not match your name (common for an LLC or a property manager), you can upload a deed, management agreement, or authorization letter from your property's verification step. Our team reviews it, usually within one business day, and approves your property so you can publish. There is no extra charge on any plan.
