Choose how a lease bills rent

Every lease bills rent one of two ways: Rentari.ai posts it automatically from the lease amount, or you create each rent charge yourself. Picking one switches the other off, so a tenant is never billed twice for the same month.

Open the lease and find How rent is billed

Action: Go to Leases in the sidebar and click the lease you want. In the right column, under Lease summary, you will see a card called How rent is billed with two options.

Every lease starts on Billed from the lease, which is what Rentari.ai has always done. If you have never chosen for a lease, the card says so and nothing has changed for it.

Billed from the lease

Action: Rentari.ai posts the rent on your lease, on the due day you set, every month. Your tenant can turn on autopay so it pays itself. Because Rentari.ai is already billing it, adding a rent charge by hand on this lease is refused.

This is the right choice for a normal fixed rent. Late fees, utilities, deposits and any other charge still work exactly as before, on this route and the other one.

Billed from charges

Action: You create every rent charge yourself, from Add a charge, either one at a time or as a monthly recurring charge. Rentari.ai posts nothing automatically for this lease, and autopay is not available on it.

Choose this when the rent is not the same every month: a mid-term change, a short stay, or a tenant you invoice differently. The Rent tile only appears in Add a charge for leases on this route, and it prefills the lease rent so you are not retyping it.

Switching later

Action: Click the other option on the card and confirm. Switching only affects future months: anything already on the tenant ledger stays exactly as it is. Moving to Billed from charges also turns autopay off and cancels the tenant recurring bank draw, and you will be told if that happened.

Going back to Billed from the lease is refused while a recurring rent charge is still running, because both would bill every month. End the recurring charge first, then switch.
