For property management companies

The AI platform that now runs portfolios of any size.

Rentari.ai grew up. The same AI that drafts every listing, lease, reminder, and maintenance triage for a landlord with four doors now carries a management company with four thousand: unlimited units, automatic volume pricing, a real accounts-payable back office, company-to-property policy overrides, and white-label portals on your own domain. The AI prepares every action. Your team approves it.

The back office

Bookkeeping your accountant will recognize.

A bills queue with batch payment, a check register that prints on check stock and manages its own numbering, bank deposit slips for the cash and paper checks that still walk in the door, manual journal entries behind an approve-or-reject-with-reason step, and an editable chart of accounts where every fee type posts to the account you choose.

Paying a bill writes the ledger expense in the same step
Check numbers are consumed atomically, never reused
Journal entries post only after approval, rejections keep the reason

Collections, authored once

Your five-stage reminder ladder, in your words, per property.

Balance posted, due today, still outstanding, past due, immediate action: author each stage's email and text once for the whole company, then override any stage for the buildings that need their own rules. A minimum-balance guard stops the system from chasing pocket change, and an eviction toggle decides whether leases in eviction still hear from the ladder.

Maintenance at scale

15 AI runbooks answer the phone so your coordinators do not have to.

No heat, water leak, lockout, pests, no hot water: each runbook is a written operating procedure the AI follows when a matching ticket comes in, with diagnostic questions, tenant-safe steps, hard safety stops, and three-tier escalation. Point each one at a default vendor and routine dispatch stops waiting on a human.

Edit any runbook, switch any off, or write your own
Usage counters show which procedures carry the load
Emergencies always escalate to a human, by design

The rest of the company stack was already here.

White-label portals and a marketing site on your own domain. Owner statements with acknowledgment-gated distribution draws. Trust and escrow accounting with statement reconciliation. Team roles for managers and co-owners. A migration hub that imports a rent roll from CSV or lease documents with preview and rollback. And roughly forty AI surfaces, from screening explainability to a portfolio co-pilot, all approve-first.

Custom websites for your brand, portals included
Trust accounting, owner statements, and 1099 vendor tax flow

Property management company questions

Is there a unit cap or an Enterprise quote wall?
No. Any portfolio size subscribes self-serve. Pricing is per unit with automatic volume discounts above 200 units, down to $1.25 per unit per month beyond 1000 units. The price you see on the slider is the price Stripe charges.
Can different properties have different policies?
Yes. Payment reminder ladders and policy settings are authored once company-wide and can be overridden per property, so a building with its own late-fee rules or owner requirements follows its own sequence.
Do you handle the bookkeeping side, not just rent collection?
Yes. The back office includes an accounts-payable bills queue with batch payment, a check register with printing and managed check numbers, bank deposit slips for cash and paper checks, manual journal entries with an approval workflow, and an editable chart of accounts with per-fee account mapping.
How do we migrate a large rent roll?
The migration hub imports properties, units, tenants, and leases from CSV or extracted lease documents, with preview before commit and one-click rollback. At 200+ units, Concierge onboarding and rent-roll migration help are included.

Bring the whole book. There is no ceiling anymore.

Price your exact portfolio on the slider, or walk the live demo first. Concierge migration is included at 200+ units.

Unlimited units. $0 per-lease and per-application fees. No platform fee on rent.
