Rentari.ai (operated by Rentari.ai LLC) and the property owner or property manager you have applied to (together, the "Requesting Party") may obtain a "consumer report" or an "investigative consumer report" about you for tenant screening purposes, including evaluation of your application for housing.
A consumer report may include information about your character, general reputation, personal characteristics, mode of living, credit worthiness, credit standing, credit capacity, criminal history, eviction history, public records, and any other information bearing on your suitability as a tenant. Checkr, Inc. is a "consumer reporting agency" as defined by the federal Fair Credit Reporting Act (FCRA), 15 U.S.C. § 1681 et seq. The information in your consumer report may be obtained from private and public record sources, including but not limited to: criminal records, sex offender registries, motor vehicle records, credit bureaus, eviction records, prior landlord references, employment verification, and education verification.
Investigative Consumer Reports
The Requesting Party may also request an "investigative consumer report" about you, which includes information about your character, general reputation, personal characteristics, and mode of living. This information may be obtained through personal interviews with sources such as your prior landlords, neighbors, or associates. You have the right to request additional information about the nature and scope of any such investigation by contacting Rentari.ai in writing at the address below.
Your Rights Under the Fair Credit Reporting Act
You have rights under the FCRA, including the right to:
- Receive a copy of the consumer report at no cost if any adverse action is taken against you based wholly or partly on the report;
- Dispute the accuracy or completeness of any information in the report directly with Checkr, Inc.;
- Receive a written summary of all of your rights under the FCRA, which is provided to you with this disclosure;
- Be notified before any adverse action is taken against you based on the report, and to receive a copy of the report and a summary of your rights at that time (the "pre-adverse action" notice);
- Have any inaccurate or incomplete information corrected, deleted, or reinvestigated.

State-Specific Notices
Depending on your state of residence, you may have additional rights. The following notices apply to applicants in the listed states:
California Applicants
Under California Civil Code § 1786.22, you have the right to inspect the files maintained on you by Checkr, Inc., during normal business hours and on reasonable notice. You may receive a copy of the report by mail for a fee not exceeding actual copying costs. You may bring one other person of your choosing to such an inspection, who must furnish reasonable identification.
New York Applicants
Upon request, you have the right to receive a copy of any consumer report obtained about you and a copy of Article 23-A of the New York Correction Law.
Washington State Applicants
You have the right to request from Checkr, Inc. a written summary of your rights and remedies under the Washington Fair Credit Reporting Act.
