Calculate SCRA early-lease termination date

Calculate the effective lease-termination date under the Servicemembers Civil Relief Act (50 U.S.C. 3955).

Enter notice date and rent due day

Action: Enter Notice delivered (date written notice plus orders were delivered to you). Enter Rent due day (1 to 31, the day of the month rent is due). Enter Monthly rent (optional, used for refund calculation only).

The SCRA math starts from the date you received written notice and a copy of the qualifying orders. PCS or 90+ day deployment orders qualify; verify the orders with the servicemember.

Step 1: Enter notice date and rent due day

Calculate and review the effective date

Action: Click Calculate effective date. The result shows Effective termination date, Next rent due after notice, and Days from notice to termination.

Termination is always 30 days after the first rent-due date that falls after the notice date. If notice arrives mid-month, the next rent-due date may not be until the following month.

Step 2: Calculate and review the effective date

Process refund and record protections

Action: Any rent paid beyond the effective termination date is owed back to the servicemember. Issue a refund from rent collection. Rentari automatically holds eviction filings for servicemembers with attested active-duty status and enforces the rent cap for the court-order rule.

This calculator is an estimate for planning, not legal advice. Termination requires proper written notice and qualifying orders. Confirm against 50 U.S.C. 3955 and your state law. Evictions and lease records link from this page.
