Landlords Maintenance
Give a repair request enough detail to act on
Add a precise location, a useful photo and a clear description.
On this page
Before you start
- Have the location, symptoms, timing and any steps already tried. Choose a short title and a clear photo of the issue before creating the request.
Prepare the request
- Choose the property, relevant lease or unit, and Category.
- Use a short Title naming the problem, such as Kitchen sink draining slowly. The title allows up to 50 characters.
- In Description, name the room or fixture, explain what happens and say when you first noticed it.
- Under Photos, choose the single image that best shows the problem. The current request flow stores one photo even if you select several.
- Review the Priority and choose Create request. Check the resulting request before creating another one.
If you use the assistant to draft it
Review the proposed location, title, category and description before placing them in the form. A draft is not a filed maintenance request.
Check the result
- The request detail page shows the saved description, category, priority and retained photo. Review that record before assuming all selected files or an AI draft were saved.
Troubleshooting & questions
Does asking Luna to write the request create it?
No. Luna prepares the form for your review. Check the rental and details, then use Create request to submit it.
I selected several photos. Why is only one shown on the request?
The current form states that the first photo is kept on the request. Review the saved detail page rather than treating the selection preview as confirmation that every file was retained.
Why did the priority change from the one I selected?
The form identifies issue types that are raised to Emergency by rule. Read the resulting priority and emergency notice on the request; a priority label does not dispatch emergency services.
