Tell it the state first
The state is what the audit is measured against. A clause that is routine in Texas can be void in California, and the same lease gets a different answer depending on where the property is.
It is optional but the audit is far weaker without it, because it can then only flag the things that are wrong everywhere.

Upload the lease you actually use
The interesting one is not a Rentari-generated lease, it is the template you have been reusing since before you had software.
The audit names each clause, says what is wrong with it, and proposes replacement wording you can take or ignore.
