Residential Lease Agreement

This Residential Lease Agreement (this “Lease”) is entered into on August 1, 2026, by and between Jordan Reyes (“Landlord”) and Alex Morgan (“Tenant”) for the residential premises described below.

1. Rent. Tenant shall pay rent of $1,850 per month, due on the first day of each month by ACH or auto-pay. Rentari.ai adds no markup to the rent Tenant pays.

2. Security Deposit. Tenant shall pay a $1,850 deposit, held in a trust account and returned, less lawful itemized deductions, within the period required by state law.

3. Use & Maintenance. The Premises shall be used only as a private residence. Tenant shall keep it clean and report repairs; Landlord shall maintain habitability as required by law.

4. Disclosures & Governing Law. Required federal and state disclosures, including lead-based paint for pre-1978 housing, are attached. This Lease is governed by the laws of the State of Washington.
